I've got someone coming out to look at getting a temporary patch on the roof, just to make it watertight. I'll be ringing my insurance then to tell them the landlord is facing criminal charges if he's ever found and to ask how long my claim can stay open (if he's found after 4 years will this claim still cover the cost of getting my roof fixed properly, that sort of thing) so hopefully I'll have some more info by this afternoon and I'll be able to stop stressing so much

If the police decide he was negligent in his duties as a landlord there is no time limit, that is why he probably did a runner. The main thing is that you are alright and you have hubby to support you.

Tenants ran off as soon as they realised the place was on fire, didn't ring 999 or try to wake anyone up, just scarpered. I'll make sure to make a list of everything I need to do and everyone I need to speak to. Thanks for checking in hun

Not since we were told the house was being used to grow weed and they couldn't find the landlord. That was days ago

A little, yeah, thank you hunni. We had the company out that will be doing the temporary patch on the roof and they seemed to think they can easily fix it properly whereas the others said next door needs to be repaired first. Fingers crossed the loss adjustor will agree with them when he hears it could be years before next door is sorted and my roof will be done in a week or so 🤞🤞🤞

The insurance company fully accepts we did nothing wrong, the problem is the roofers are saying their hands are tied and there's nothing they can do until next doors roof is fixed. I had a guy out from another company today to look at doing a temporary patch and he said that they can just overextend the repairs and they actually prefer to do it that way so I'm going to get back on to the insurance tomorrow and hopefully they'll instruct these guys to do the full repair and not just a patch job

Frankie it is a shame you don't live near me I know a lot of trade people who would do the work and would take it on trust that they will paid when the money comes through .
